Big Developments – Gautrain Extensions To Cosmo City and Mega Projects
Cosmo City is not just on the Gautrain map — it is one of the most important junctions in the entire expansion. On 25 March 2026, the Gauteng Provincial Government officially gazetted new routes and station positions for the Gautrain Rapid Rail Integrated Network extension, and Cosmo City features in three of the major new corridors.
This is the most significant transport development to affect our neighbourhood since the area was established. Here is everything Cosmo City residents, homeowners, business owners, and renters need to understand about what was announced, what it means for your daily commute, and what it means for property values in the area.
Potential Gautrain Extensions To Cosmo City by 2026 and Beyond
The Gautrain Rapid Rail Integrated Network (GRRIN) expansion is one of the most anticipated projects in Gauteng. Gauteng Premier Panyaza Lesufi confirmed in early 2026 that the network—currently 80km—will expand significantly, with construction resuming this year after the province takes full ownership from the current concessionaire. The total project could add up to 150km (or more in revised plans) of new track, potentially tripling the system to around 230km at a cost of R120 billion, funded largely by taxpayers.
What Has Been Officially Gazetted?
The gazette published under Section 6 of the Gauteng Transport Infrastructure Act is a legally binding planning step. It means the proposed routes are now formally recognised by provincial government — and all future housing developments, zoning changes, and land subdivisions in affected areas must account for the planned rail infrastructure.
This is not a rumour or a promise. It is law.
The gazette confirms route determinations for the Soweto Extension and the Cosmo City Junction — the formal name for the Cosmo City hub in the expansion plan. Three corridors now officially originate or pass through Cosmo City:
- Phase 1 — Sandton Station → Randburg → Cosmo City Station (this is built first)
- Phase 4 — Cosmo City Station → Fourways → Sunninghill → Olievenhoutbosch → Samrand Station
- Phase 5 — Cosmo City Station → Cradle Station → Smart City Station → Lanseria Airport Station
Combined, these three routes add approximately 72km of new rail infrastructure and make Cosmo City one of the busiest junctions in the entire new network.
The Three Routes Explained
Key highlights for the northern Johannesburg area:
Phase 1: Sandton to Cosmo City (via Randburg)
This is the first route to be built and the one that matters most to Cosmo City residents immediately. It extends the existing Gautrain line westward from Sandton, through a new Randburg Station, terminating at the new Cosmo City Station.
What this means practically: Cosmo City residents would be able to board the Gautrain and reach Sandton in under 15 minutes — a journey that currently takes 45 minutes to over an hour by road.
Phase 4: Cosmo City to Samrand (via Fourways)
This 30km corridor is the most ambitious engineering project of the three. Starting above ground at Cosmo City, it crosses Malibongwe Drive via a viaduct near Hoogland Industrial, then enters a deep tunnel that runs beneath Fourways, Lonehill, Sunninghill, Waterfall, Kyalami, and Carlswald before emerging above ground at Samrand, connecting to the existing Gautrain line.
More than 80% of this 30km route runs in a deep underground tunnel — among the longest continuous tunnel sections in South African rail history.
New stations on this route:
- Fourways Station (underground, platforms below street level)
- Sunninghill Station (underground)
- Olievenhoutbosch Station (underground)
- Samrand Station (connects to existing Gautrain)
For Cosmo City residents, this route means a direct rail link to Fourways — currently a 30-40 minute drive that takes over an hour in peak traffic.
Phase 5: Cosmo City to Lanseria Airport
This 17.4km route runs almost entirely above ground, with approximately 7km on elevated viaducts. Starting on an elevated section at Cosmo City Station, it heads northwest, crosses South Africa Drive via a viaduct, and continues to:
- Cradle Station — positioned on the western side of Cosmo City, near the cemetery
- Smart City Station — runs north underground from the Cradle Station route, beneath the R114, R512 (Malibongwe Drive), and N14
- Lanseria Airport Station — north of the existing Lanseria Airport parking area
This route gives Cosmo City residents direct airport access for the first time. Currently, reaching Lanseria from Cosmo City means navigating the N14 — a journey that can take well over an hour in peak traffic.
These extensions aim to reduce road congestion, improve access to economic hubs, and promote transit-oriented development (TOD) around new stations. For Cosmo City, a nearby Gautrain stop would mean faster commutes to Sandton, Pretoria, OR Tambo Airport, and beyond—transforming daily life and opening doors for local commerce.

The Southern Farms Mega City Project
While the Gautrain focuses on transport connectivity, large-scale urban renewal projects are also reshaping the broader Johannesburg region. The Southern Farms Mega City Project in Joburg South broke ground in May 2025 as part of the Gauteng government’s province-wide “mega cities” strategy.
This R27 billion initiative will deliver at least 43,000 mixed housing units over 10 years, with supporting infrastructure including retail, schools, clinics, and parks. While located in the south of Johannesburg, it is part of a broader provincial signal that large-scale integrated urban development is being prioritised — a strategy that could inspire similar investment in the north, including Cosmo City’s extended areas.
The Gautrain expansion and projects like Southern Farms together signal a province that is actively investing in connecting underserved areas to economic opportunity.
- At least 43,000 mixed housing units across 4,000 hectares.
- Supporting infrastructure including retail, commercial, industrial spaces, parks, schools, clinics, and social amenities.
- A focus on addressing the city’s 1.3 million housing backlog while promoting sustainability and job creation.
Though located in the south (serving areas like Freedom Park, Eldorado Park, and Diepkloof), Southern Farms is part of a broader Gauteng “mega cities” strategy (including Cullinan, Daggafontein, Goudrand, John Dube, and Stinkwater). These projects signal a province-wide push for integrated urban growth, which could inspire similar investments in the north and indirectly boost Cosmo City’s appeal through improved regional economic balance.
What Are the Route Positions Near Cosmo City?
The gazette provides specific detail on where the rail infrastructure will physically run in and around our neighbourhood:
The Cosmo City Station itself sits at the junction of all three Phase routes — it is where trains begin their journeys outward in two directions. The station is built as part of Phase 1 (the Sandton–Little Falls route), so it comes first.
The Phase 4 route begins above ground at Cosmo City before entering a tunnel by Hoogland Industrial, just before Witkoppen Road. Residents in the Cosmo City Ext areas closest to Malibongwe Drive will see the viaduct infrastructure as the route crosses overhead.
The Phase 5 Cradle Station is positioned on the western edge of Cosmo City, in the open land near the cemetery on the western boundary. This creates a second station point serving western Cosmo City extensions.
Economic Impacts for Local Businesses in Cosmo City
These developments bring real opportunities:
- Improved Connectivity: Gautrain links would make Cosmo City more attractive for commuters, shoppers, and investors—driving foot traffic to local shops, services, and eateries.
- Job Creation and Growth: Construction phases (Gautrain from 2026+, Southern Farms ongoing) will generate thousands of jobs in building, logistics, and support services. Long-term, TOD around stations could spark retail, office, and residential booms.
- Business Opportunities: Increased population mobility and regional investment mean higher demand for transport-related services (taxis, mechanics), real estate, retail, and professional services. Cosmo City’s proximity to northern economic nodes positions it well to capture spillover benefits.
What the Gautrain Has Done to Property Values Before
History gives us a reliable guide. When the original Gautrain stations opened in 2010, property values within walking distance of stations appreciated significantly faster than surrounding areas:
- Rosebank became a premium commercial node, with office and retail space booming around the station
- Sandton entrenched its position as Johannesburg’s financial capital partly on the back of rail connectivity
- Midrand saw a surge in residential development and industrial property investment along the Gautrain corridor
Cosmo City is currently a large, established residential suburb with a growing commercial corridor along South Africa Drive and at Cosmo Junction Shopping Centre. If the Gautrain station is built as planned:
Homeowners can reasonably expect properties within 1–2km of the Cosmo City Station to appreciate faster than comparable properties in non-connected suburbs. The effect typically begins once construction is confirmed and accelerates when operations begin.
Renters and landlords should note that Gautrain-connected areas have historically commanded rental premiums, particularly for professionals commuting to Sandton or Pretoria.
Business owners on South Africa Drive and at Cosmo Junction are best positioned — station precincts attract retail, food and beverage, and professional services spending.
Developers will be required to submit engineering and environmental reports for any projects in affected areas, meaning the route is already shaping land-use decisions right now — before a single rail is laid.
